Siding Built for Mastic Beach's Waterfront
Mastic Beach occupies the tip of the peninsula, surrounded by Moriches Bay and Narrow Bay on three sides. The housing started as summer bungalows on small lots in the 1920s through 50s, and many were later winterized and expanded. Since Sandy, a good share of the lowest streets have been rebuilt or lifted on piers. AP Siding & Windows works on all of it: the older cottages, the raised homes, and the ranches on the higher ground near Neighborhood Road. We install vinyl lap, insulated vinyl, vinyl shake, board and batten, cedar shake and fiber cement, plus replacement windows and roofing.
There is no more exposed hamlet on Brookhaven's south shore. Wind crosses open water and hits the houses on Riviera Drive, Pattersquash Creek and the Bayview section with full force, carrying salt that eats ordinary nails and corrodes aluminum. Storm surge is a known risk on the low streets. Every bayside job we do here uses stainless fasteners, drainage wrap, heavy head and kickout flashing, and siding that locks well enough not to unzip in a gale. On raised homes, the lower enclosure gets flood-resistant materials and open vents.

What we would put on a Mastic Beach house
- Fiber cement Performs well on exposed Mastic Beach houses. It holds a painted finish in salt air, resists wind-driven debris impact better than lighter materials, and carries a Class A fire rating. It needs a flat, sound nailing surface, which is part of why we tear off rather than install over.
- Insulated vinyl Suits the compact post-war stock here, adding R-value across the studs on houses framed 2x4 with thin wall insulation. Near the water we pay more attention to the fastening and the bottom-course detailing than to the panel itself.
- Standard vinyl Holds up near the bay better than people expect, because it has no finish to lose to salt. The decisions that matter more here are the fastening and what we find at the bottom of the wall during tear-off.
Permits for siding work in Mastic Beach
Worth getting straight, because the answer here changed.
Mastic Beach was an incorporated village between 2010 and 2017, with its own building department. The village was dissolved, and permitting returned to the Town of Brookhaven. If you are working from older advice, or from a contractor who last worked here a decade ago, you may be told to file with a village that no longer exists.
Exterior work in Mastic Beach now permits through the Town of Brookhaven. We handle the filing.
How the job runs
- One We measure on site and open a section of the existing siding so you can see what is behind it. No phone estimates.
- Two You get an itemized written price with material, colour, trim scope and schedule on it.
- Three We confirm the permit authority for your address and file what is required.
- Four Our own installers do the work. Tear-off to sheathing, repairs, new water-resistive barrier, then siding and trim. Driveway stays usable and we magnet-sweep for nails before we leave each day.
- Five Walkthrough with you before we call it finished.

Mastic Beach Sections We Know
The waterfront streets at the south end, around Riviera Drive, Pattersquash Creek and the marina off Neighborhood Road, hold the original bungalows along with many lifted and rebuilt homes. The Bayview and Violet's Cove area on the Narrow Bay side is similar, with narrow lots and short blocks. Toward the center, along Neighborhood Road and Mastic Beach Road, the ground rises slightly and ranches and capes replace the cottages. Smith Point County Park and the William Floyd Estate bound the hamlet to the south and east. The blocks nearer Montauk Highway and the Mastic line are drier and more conventional suburban stock.
Mastic Beach and the Tri-Hamlet Shore
We cover every street in Mastic Beach, from the creek-front lots at the south end to the higher ground near Montauk Highway. Mastic and Shirley are a few minutes north and share the crew's route, and Moriches and Center Moriches across the Forge River are on the same schedule.
All siding townsFrequently asked questions
What goes into a siding price in Mastic Beach?
Lots here are small and many houses are too, but a raised home carries a tall exposed base and the older cottages often hide soft sheathing. We price by measured square footage, the material, tear-off and repairs, and trim and window wrap. Vinyl is the lowest-cost route; fiber cement is the premium one. We measure, then write the price down before you decide.
Does Mastic Beach still have its own building department?
No. Mastic Beach was an incorporated village from 2010 until residents voted to dissolve it, and that took effect at the end of 2017. Permits now come from the Town of Brookhaven Building Division. A same-material re-side usually needs no permit, but sheathing, window-size and structural changes do, and work on homes in the flood zone carries extra conditions. We confirm and file for you.
Which siding survives the salt and wind in Mastic Beach?
Only a few products hold up this close to open bay. Fiber cement is the most durable against salt, wind and impact. Insulated vinyl in a heavy gauge with a strong lock stays put in a gale and never needs paint. Cedar is a maintenance commitment here, with sealing every couple of years. Fasteners must be stainless; galvanized nails rust through here fast.
How long does siding take on a Mastic Beach home?
A vinyl re-side on an average cottage or ranch takes three to five working days. Raised homes with a tall lower enclosure, and any fiber cement job, take longer. Wind is the real variable at the south end; we will not hang panels in a stiff bay breeze. We plan around the forecast and tell you if a day is lost.
Should I do windows with my siding in Mastic Beach?
If the windows are original or the frames show corrosion, yes. With the wall open we flash each new unit to the sheathing and finish the siding tight to it, the only way to keep wind-driven rain out on a bayfront house. Double-hung, casement, sliding, bay and bow, awning and basement units are available in vinyl or fiberglass, written into the same estimate.
My Mastic Beach house is elevated on piers. How do you handle the bottom?
The space below a lifted home needs flood-resistant materials and open flood vents, and the siding above the design flood elevation is a normal install. We treat the pier line, skirting and breakaway panels as a separate line item so you can see what is required by code and what is optional finish. We have done this on several Riviera Drive and creek-front homes.
Why Mastic Beach Homeowners Choose AP
- In-house crews. AP's own installers do Mastic Beach work, including the detail at the pier line on raised homes. No subcontractor is involved at any stage.
- Written price after we measure. We measure the full height of a lifted home and every cottage addition, then put the price in writing. No surprises after the tear-off.
- Based nearby in East Northport. Mastic Beach is about 50 minutes from our shop by Sunrise Highway and William Floyd Parkway. We schedule bayfront jobs in full-day blocks so the crew is there every day.
