Siding That Respects St. James's Older Homes

St. James has more surviving late-1800s and early-1900s houses than most of Smithtown, especially around Lake Avenue, the old train station, and the streets near St. James General Store. Those homes have cedar shingle or clapboard, often under a layer of something added later. Around them are the usual postwar colonials, ranches, and splits, plus larger newer homes on the north side toward Head of the Harbor. AP Siding & Windows installs cedar shake, vinyl shake, horizontal lap, insulated vinyl, board and batten, and fiber cement. On the older homes we are careful to keep proportions and trim details that make them look right.

St. James sits between Smithtown Bay and the hamlet center, so the northern lots near Harbor Road and Long Beach get wind and salt off the Sound while the southern streets near Route 25A are wooded and sheltered. On the harbor side we use corrosion-resistant hardware and prefer materials that do not need paint. On the wooded side the issue is shade and moisture, and we focus on drainage and ventilation behind the siding. Older homes anywhere in the hamlet usually need sheathing repairs once the old layers come off, and we plan for that rather than discovering it on day two.

Siding services we provide in St. James

Siding replacement

Full tear-off to sheathing, repair of anything we find underneath, new water-resistive barrier, and new siding with trim. This is most of our St. James work.

Siding repair

Storm damage, cracked or loose panels, and rot behind the siding. Worth doing when the rest of the wall has life left in it, and worth being honest about when it does not.

Insulated vinyl siding

Contoured foam backing that adds R-value across the studs, stiffens the panel and cuts outside noise.

Fiber cement siding

James Hardie and similar. The choice where profile and trim detail have to look right.

Cedar and cedar-profile siding

Natural cedar shake and clapboard for period homes, plus cedar-look vinyl and composite when you want the appearance without the maintenance.

Trim, soffit, fascia and gutters

Aluminum trim wrap on windows and doors, plus new soffit and fascia so the whole exterior finishes at the same time rather than in two visits a year apart.

What we would put on a St. James house

  • Fiber cement is the choice for the colonials and for the older houses where profile and trim detail have to look right. It holds a painted finish for years, will not soften in summer heat, and carries a Class A fire rating. It is heavier and needs a flat, sound nailing surface, which is part of why we tear off rather than go over.
  • Insulated vinyl is what we recommend most often here, because it suits the post-war stock this town is full of. These houses were framed 2x4 with thin wall insulation, and the contoured foam backing adds R-value across the studs where the framing normally bleeds heat straight out. It also stiffens the panel, which matters on the long flat runs of a ranch or split where standard vinyl can read wavy.
  • Standard vinyl still does the job on a defined budget, and modern fade-resistant panels in the right profile look considerably better than what went on these houses in 1991. On the shaded lots we will steer you away from the palest colours, because that is where the green cast shows worst.

What siding costs in St. James

We do not quote over the phone, because phone numbers change once somebody actually looks at the house, and that is how homeowners end up with a price that moves after the contract is signed. What we can tell you is what drives the number.

Square footage and elevation count

A cape with four simple elevations prices very differently from a split level with dormers, gable returns and a bump-out.

Material

Standard vinyl, insulated vinyl and fiber cement sit at three different price points, and the gap widens on larger houses.

What is behind the old siding

On houses that were re-sided over the original material in the 80s or 90s, there is a real chance of sheathing repair once we tear off. We open a section during the estimate specifically so it does not become a change order later.

Trim scope

Whether you wrap the windows and doors and replace soffit and fascia at the same time. Doing it together costs less than doing it twice.

You get an itemized written price after we measure on site, and it does not change unless you change the scope.

Permits for siding work in St. James

Exterior work here permits through the Town of Smithtown Building Department, which sits on Redwood Lane behind Town Hall and has moved a good range of residential applications online.

Here is the part that catches people out. Three incorporated villages sit inside the township, and the Town will not accept applications for properties inside them. The Village of the Branch, the Village of Nissequogue, and Head of the Harbor each run their own building department with their own rules. Village addresses still read as ordinary Smithtown township addresses, which is why this trips people up.

One more thing worth knowing if you own an older house. Smithtown did not require building permits before 1947, so for houses built before then the Town issues what it calls a History Letter, or Letter in Lieu, rather than a certificate. If you are selling and a title search turns up missing certificates on a pre-1947 house, that is the route, and it is worth starting before the siding work rather than after.

We confirm which jurisdiction your property is actually in before anything gets filed. It takes five minutes and it saves the kind of delay that pushes a spring job into summer.

How the job runs

  1. One We come out, measure, and open a section of the existing siding so you can see what is behind it. No phone estimates.
  2. Two You get an itemized written price with the material, colour, trim scope and expected schedule on it.
  3. Three We confirm the permit authority for your address and file what is required.
  4. Four Our own installers do the work. Tear-off to sheathing, any repairs, new water-resistive barrier, then siding and trim. Deliveries get staged neatly, the driveway stays usable, and we magnet-sweep for nails before we pull out each day.
  5. Five Walkthrough with you before we call it finished.

St. James Neighborhoods We Serve

Lake Avenue and the streets around the historic St. James LIRR station hold the Victorians and foursquares, some on narrow deep lots. Near the St. James General Store on Moriches Road and the Deepwells estate the homes are older and the lots wooded. North toward Harbor Road, Long Beach, and the Head of the Harbor line the houses get larger and more exposed to the bay. South of 25A around the Smithtown Landing Country Club and toward Nesconset the streets are 60s and 70s splits and colonials. Along Route 25A itself there are mixed-use buildings and a few older homes converted to offices.

St. James, the Harbor, and Nearby

We cover the entire St. James hamlet from the Nesconset line north to Long Beach and the bay, and we work inside the Village of Head of the Harbor as well. Smithtown, Stony Brook, and Kings Park are on the same crew route, so the whole north-central stretch of the town is covered together.

Frequently asked questions

How is siding priced on an older St. James Victorian?

Older homes near Lake Avenue have more trim, more corners, and often more layers to remove than a postwar colonial, and that shows in the labor. The price is driven by wall area, material, tear-off, trim detail, and any repairs behind the old siding. Vinyl is the economical choice, fiber cement the premium one. We measure in person and write up what we expect.

Who issues siding permits in St. James?

St. James is a hamlet, so the Town of Smithtown Building Department handles permits. If your property is inside the Village of Head of the Harbor, the village has its own building department and its own review. Replacing siding like for like usually does not require a permit, but sheathing replacement, structural repair, or changes to openings may. We confirm which applies and file.

What siding is right for a St. James home near Smithtown Bay?

On the harbor side near Long Beach and Harbor Road, salt and wind off the Sound are constant. Fiber cement and insulated vinyl both handle that without paint or sealing. Vinyl shake gives the traditional St. James look with less upkeep than cedar. If you want real cedar on a historic home, we will install it, but plan on maintenance. Bayside jobs get upgraded hardware.

How long does a St. James siding job usually run?

A vinyl re-side on an average St. James colonial or split takes three to five working days. The older Victorians with lots of trim, or any fiber cement project, take longer. If we uncover rot behind old cedar, repairs add time. Weather off the bay is less predictable than inland, so wind days can push the schedule. We set a realistic timeline up front.

Can you replace windows during a St. James siding project?

Yes, and on older homes it is often necessary. Original wood windows and early replacements were rarely flashed into the wall properly. With the siding off we can install double-hung, casement, bay and bow, sliders, awning, basement, and custom-shape units in vinyl or fiberglass, flash them to the sheathing, and finish the siding tight to the new frames for a sealed wall.

My St. James house is historic. Can you keep the original look with new siding?

Usually, yes. On the Lake Avenue and station-area homes we can match clapboard exposure, shingle courses, corner boards, and window casings so the house reads the same from the street. Fiber cement and vinyl shake both come in profiles that suit these houses. If your property is in a historic area or inside Head of the Harbor, we check with the Town or village first.

Why St. James Homeowners Choose AP

  • In-house crews. AP's own installers do all our St. James work, including the trim-heavy older homes near Lake Avenue. We do not hand that kind of detail to a subcontractor.
  • Written price after we measure. We measure every elevation and piece of trim in person and put a firm number in writing. On a Victorian, that is the only way to quote honestly.
  • Based nearby in East Northport. St. James is about 20 minutes east on 25A from our shop. We are close enough for an easy measure, a mid-job check, and a quick return if you need us.
